If I hear the word ‘uncertainty’ one more time…
Elton John once sang, “Sorry seems to be the hardest word.” That’s not true for us Brits. We say sorry 8 to 9 times a day, apparently. But ‘uncertainty’? That’s giving ‘sorry’ a run for its money.
We get it. Between ‘Trumpisms’ and the general geopolitical chaos, the only thing we can all agree on is that nothing feels certain. For tenants looking to relocate and agents trying to dispose – it’s a constant headache. Lack of quality stock, rising rents, soaring fit-out costs… blah, blah, blah.
But here’s the good news: the sun’s out, deals are still being done, and there’s plenty to feel upbeat about. So let’s focus on the positives, shall we?
Space is still moving, and so are we

HOP has been right in the thick of it so far this year.
Q1 and Q2 saw us deliver two standout tenant projects – one at The Metcalf Building in Pall Mall, and one at 77 Grosvenor Street in the heart of Mayfair. We’ve also just wrapped up another stunning fit out at the newly refurbished 7 Devonshire Square.
Right now, we’re on site with a 40,000 sq ft project in the iconic 125 Old Broad Street. And as tenants venture beyond Mayfair, we’re gearing up to kick off at The Fitzrovia on Tottenham Court Road.
It’s not all doom and gloom! Buildings still need upgrading. People still need space. The market keeps moving.
No more ‘nice-to-haves’

What we’re learning is: flexibility is key, budgets are tighter, but expectations around quality remain high. Amenity-led design is now a must, not a nice to have, and tenants are pushing for spaces which support wellness, connection, smart technology, and hybrid working.
Three to four days in the office is the new norm. So, when people do come in, they expect more than just a desk and some Wi-Fi. The space has to earn its keep.
